Branson Foreclosure Update

Foreclosures make up a very significant portion of our market these days. Buyers are usually interested first and foremost about the possibility of finding a great deal on a foreclosure.

Today, there are 104 foreclosures on the market in the Branson/Tri-Lakes Area. Here is how the listings are broken down into property type:

There are more than a few foreclosures out there that fit the typical perception of what a foreclosure would be (trashed inside, needing a lot of work, etc.). However, you might be surprised at what type of properties you can find that are bank owned. Sometimes brand new homes that were under construction are offered by the bank – and they come in all shapes and sizes. In fact, foreclosed homes and condos in Branson range in price from $33,900 to $549,900 currently.

Here are some important factors I like my buyers to consider when they want to jump on the foreclosure bandwagon:

  • What is the condition of the property? Sometimes foreclosed properties have a great deal of deferred maintenance and repair that is needed. We have to be sure we factor this into the price.
  • Is the property a good value? Simply being bank owned does not guarantee a proper price. In fact, some foreclosures are reduced drastically during their time on the market in order to get sold. We need to prepare an analysis of the property to ensure good value.
  • Is the seller going to cooperate? When purchasing residential property, terms can be just as important as price. We need to evaluate your goals and needs before going after a foreclosure where you’re required to play by the bank’s rules.
