Hollister Home Opportunity – Good Neighbor Next Door Program

Regular readers of my blog know that I don’t make it a habit of singling out any particular homes for sale, but this situation is unique to say the least. There is a home in Hollister – on Knox Avenue – that is owned by HUD, the Department of Housing and Urban Development. Once in a while, they offer a home for sale as part of their “Good Neighbor Next Door” Program.

Here are the Highlights of the Good Neighbor Next Door program:

  • Pre-K through 12th grade teachers, law enforcement officers, firefighters/EMT’s are eligible.
  • Those eligible receive a discount of 50% off the price of the home.
  • You must live in the home for three years after you purchase it.
  • The special 50% off pricing is only available for 5 days from the date that the home is listed.

I am a HUD certified broker, so I can submit offers to HUD on behalf of potential buyers in the area (all offers to HUD require that buyers are working with a HUD certified broker)… Late last night I got an e-mail that this property was available and was offered as part of the Good Neighbor Next Door program. The program is rarely offered in our area, and as of midnight on Wendesday, the offer will be gone.

Details on the property:

List price: $115,000… Offered only through Wednesday April 14 at 50% off: $57,500

  • 3 Bedroom, 2 Bath, 1 Car Garage
  • 1400 Square Feet
  • Condition… Far from perfect, but at $57,500 it’s an unbelievable opportunity.


Wait a minute… Mama always said if it sounds too good to be true, then it probably is. Well, like any government program, there are stipulations and details, but all-in-all… If you follow HUD’s rules, you can purchase this home for 50% off, and that’s an incredible value in anyone’s book. In fact, you may be able to purchase the home with a $100 down payment. You do have to pay the buyer’s agent commission, but I’m not making this stuff up… You can own this home for $41.00/psf… And after three years, if you sell it for $115,000… you keep the profits. Thank you Uncle Sam! Don’t forget that you may even be eligible for tax credits of up to $9,750.

I know you must be skeptical, but you’re welcome to look into it yourself. Review HUD’s website regarding the GNND Program. The purpose of the program is to help put good neighbors who deserve a break (teachers/firefighters/EMT/police) in a neighborhood that needs some revitalization.
