Inventory of Branson Homes for Sale Remains Very High

In our January 2010 Branson real estate market update, I reported that inventory levels are dropping in the Branson real estate market. While the number of homes for sale in Branson has dropped over the last couple of months, the overall inventory level is among the highest levels in the last 5+ years. Currently, there are nearly 1,600 single family homes on the market in Branson and the surrounding areas. Here are some facts to put that number in perspective: During the booming years of 2005 and 2006, the average inventory level of homes on the market was 588. Today, we’re at nearly 3 times that level. Inventory levels have remained above 1500 since mid-2007.

What does that mean for Branson home buyers? Although inventory levels have come down a bit, the overall picture is shows that there is an extreme amount of competition out there for sellers… In recent months, only about 1 in every 20 homes on the market are selling. There are lots of motivated sellers out there, not to mention the number of foreclosed homes (currently making up about 1/4 of all Branson area home sales). Those foreclosures offer even stiffer competition in the marketplace.

There is great opportunity out there for buyers. This is a fantastic time to get out there and make an offer.
