Is the Branson Real Estate Market Rebounding?

Well, there’s certainly been a lot of positive reporting in the news lately. Over the weekend, we heard that the economy finally grew a bit, and there are plenty of reports rolling in that the housing market appears to be recovering. Economists for the National Association of REALTORS reports that home sales surged over 9% in September, and it looks like we may see a similar surge during the month of October. What about the Branson housing market? Well, our numbers look encouraging as well. But, just as the analysts and economists have… I’m reporting this news with CAUTIOUS OPTIMISM!

You’ll notice that the purple line represents 2009… For the first time since 2007, the current month’s sales outpaced the previous year. While the final numbers for October are not in yet, my forecast shows that October’s sales will also surpass the sales of October last year.

The purple line shows this year’s Branson homes sales levels… Remember that the October numbers are not in yet, and this is a projected number of sales based on currently reported market statistics.

So, does this mean that the housing market has turned around? Well, let’s not get carried away. While the inventory of Branson homes for sale fell two consecutive months for the first time in a long time, there are still over 2,500 homes listed on the Branson MLS as of this post. The first-time homebuyer tax credit helped encourage a great number of these sales… While it appears that congress might extend that tax credit, we don’t know for sure yet… Besides, the reason that there were so many more sales in September and October is because people are rushing to beat the tax credit deadline of 11/30/2009. It didn’t encourage sales until the expiration date forced those buyers into the market.

So, not a glowing report, but what does it mean to you?

Sellers: Don’t get your hopes up… If you have to sell, talk to your Branson REALTOR about how to price the home to get it sold quickly. Buyers are looking for value!

Buyers: It’s still a terrific time to buy! Not all sellers are desperate, and not every house on the market can be stolen, but there are certainly plenty of terrific buys out there.
