Looking For a Steal on a Table Rock Lake Home?

Well, that may be harder to come by than you think. If you want that little lake cabin with a nice view of the lake where you can walk to your boat slip for $100,000, don’t get your hopes up unless you’re willing to do some work. In a previous post, I mentioned that values of lake property haven’t gone down nearly as much as other homes in the area. A nice move-in ready “lake house” has held its value better than any comparable piece of property.

Now, if you’re looking for a home on the Taneycomo lake front, I suppose you could get a good deal… These even come with a “whole house swimming pool”. Nice feature. (note sarcastic tone)

Everyone still wants a lake home so the demand is still high, and fewer of them have ended up in foreclosure. 7.7% of market activity in non-lake view or lake front property has been distressed property. By comparison, only 2.2% of lake property has been categorized as distressed (either short sale or foreclosure).

I see too many clients get hung up on “I want a foreclosure”. Well, how about focusing instead on “I would a great value”. Your chances of succeeding are much greater.
